Job ResponsibilitiesProject & Capital Financing
- Sourcing Capital: Secure construction loans, mortgages, and credit facilities by managing corporate banking relationships.
- Investor Relations: Pitch project developments to private equity, institutional investors, and joint-venture (JV) partners.
- Fund Drawdowns: Coordinate with lenders for timely loan drawdowns based on construction milestones.
- Feasibility Studies: Evaluate the financial viability of new land acquisitions using NPV, IRR, and residual land value models.
- Budgeting & Forecasting: Own the long-term corporate budget and rolling cash flow projections for multi-year development phases.
- Scenario Modeling: Simulate changes in interest rates, construction material inflation, and property market price fluctuations.
- Project Cost Tracking: Monitor actual construction expenditures against initial budgets alongside project managers.
- Liquidity Management: Manage daily working capital to guarantee the company can fund ongoing construction, contractor invoices, and land premiums.
- Sales & Revenue Tracking: Oversee collection schedules for pre-sale deposits, milestone payments, and property rental income.
- Statutory Accounts: Oversee the timely preparation of consolidated financial statements in compliance with accounting standards (e.g., IFRS / HKFRS).
- Tax Optimization: Structure special purpose vehicles (SPVs) and legal entities to maximize tax efficiencies for corporate profits and property transfers.
- Audit Coordination: Act as the primary liaison for external auditors, tax bureaus, and regulatory authorities.
- Department Oversight: Lead and mentor a specialized team covering accounts payable/receivable, corporate treasury, and project accounting.
- Internal Governance: Design, implement, and maintain strict internal control frameworks to mitigate financial fraud and project leakage.
- Bachelor's degree holder with a professional accountancy qualification
- At least 12-15 years of finance experience, with proven experience gained from the real estate or construction industry
- Prior Big 4 experience is compulsory
- Fluent Cantonese, English and Mandarin
